About Us

Our team specializes in complex valuations of land throughout Canada. To form the foundation of our valuations, we use multiple primary and secondary sources of information to provide the most accurate narrative of historical events and economic drivers impacting value. In most instances, the availability of data determines the approach(es) we employ to estimate value and foregone losses subject to a claim. In our experience, the use of more than one valuation approach provides a concluded value range to estimate real property, foregone, or future revenue from agricultural production, land leasing, or Treaty benefit losses.  

We have extensive experience in completing valuations related to Expropriations, Surface Rights, and Specific Claims across Canada, both as expert witnesses and technical advisors. This has included completing numerous appraisal valuations, loss of use studies, and damage assessments that have contributed to resolution of claims throughout Canada.

Terreval strongly believes in the team approach, utilizing the skills of our various professionals, which include Professional Appraisers (P.App., AACI), a Professional Agrologist (P.Ag.), an Assessor (AMAA), and an Anthropologist (MA) and Mapper. Our clients benefit from our detailed experience and range of expertise, with opinions supported by a strong foundation from the historic record.

Alana Kelbert, P.App, AACI, P.Ag, MSc

Alana is an Appraiser and Agrologist with nearly 20 years of valuation experience. She began her career in government and then made the move to private consulting and fee appraisal where she has gained valuation experience at the interface of agriculture, oil and gas, and various levels of government. Alana has been qualified as an expert witness at the Specific Claims Tribunal and is a member of the International Right of Way Association. Alana’s passion for land valuation matters is founded on her farming background, growing up on a grain farm near Kenville, MB, where she continues to enjoy spending time with family. In her spare time, she enjoys curling, downhill skiing, walking her dog, travelling with her husband and supporting their kids in ringette and hockey.  

Jennifer Hallson, MA

Jennifer has a Master’s degree in Anthropology from the University of Alberta. As a Co-Founder of Terreval, she leads the conducting of fulsome and efficient research for First Nations’ Specific Claims and Treaty Land Entitlement claims. Her research forms the foundation for the historic and current valuation work completed by Terreval’s other co-founders. With over 10 years of GIS experience, Jennifer creates maps and completes analyses to understand land characteristics both historically and today. She also has abundant experience facilitating Crown-led Indigenous consultation. In her personal life, Jennifer and her husband Scott (Terreval’s IT support) are kept busy with their two dogs and two cats and enjoy travelling and visiting with family. Jennifer is also Vice President of the Archaeological Society of Alberta – Edmonton Centre, a non-profit organization with a focus on public archaeology.

Shanna McConnell, P.App, AACI, AMAA, BGS

With over 30 years of experience, Shanna specializes in complex land valuations across Canada for both public and private sectors. She has over 10 years of experience providing detailed reports on market valuations, Highest and Best Use analyses, and loss of use studies. She is recognized as an expert witness in Alberta at the Surface Rights Board and Municipal Government Board and in British Columbia at the Assessment Board of Appeal. Shanna has also worked for over 20 years with BC Assessment and Alberta Municipal Affairs, focusing on property tax assessments in western Canada. Her expertise includes residential, agricultural, industrial, and linear property assessments and appraisals, as well as valuations for pipeline rights-of-way under Canadian surface rights and expropriation laws. When she’s not immersed in her work, Shanna loves exploring new destinations and hitting the golf course with her husband, Justin. She also enjoys spending quality time on their acreage with their dogs and treasures the laughter, conversations and moments spent with their amazing adult children.

Our Logo

When drafting our logo, we wanted to capture the symbolism of our work.  Our logo is tied to the land (“terre”), as much of our work is focused, with green fields, a river (water), a golden sun, and a blue sky. It also ties us together as Treaty people, with the promise to uphold the treaties “as long as the sun shines, the grass grows, and the river flows” and encompasses our mission to reflect the realities subject to the property or the claim. Our logo was designed by local Edmontonian graphic designer Jacqueline LaFleche.
